This month, the SSBA welcomed David Doig, President of Chicago Neighborhood Initiatives (CNI), and Nicholette Cameron, Director of Structured Finance to present at our monthly networking lunch. CNI is leading the development of Pullman Park, a 180-acre mixed-use site located at 111th Street and I-94. Through this project, CNI has facilitated $370 million in new investments, generating nearly 1,500 jobs in the community. This initiative is a key part of CNI's broader efforts to drive economic growth and revitalization in the Pullman neighborhood.
In case you were unaware, exciting activity has been occurring at the Pullman Gateway, a transformative mixed-use development spearheaded by Chicago Neighborhood Initiatives (CNI). This mega project, set to bring economic growth and opportunity to the Pullman area, marks a significant milestone in the ongoing efforts to breathe new life into this historic neighborhood.
David Doig, leads the charge in revitalizing the Pullman neighborhood. One of the major undertakings is the Pullman Gateway project, aimed at transforming the area into a thriving hub. In partnership with the Hope Center Foundation, CNI is developing a 6-acre site on the Far South Side to enhance food retail options. Chick-fil-A will open in February 2025, creating 125 new jobs, followed by Dunkin' Donuts, Jimmy John’s, and Chipotle later in the year. Additionally, a two-tenant building will offer space for two Black-owned businesses, further supporting local economic growth.
The Pullman Gateway is designed to include affordable housing units, retail and office spaces, and a community center, all aimed at attracting a mix of residents, businesses, and visitors to the area.
The project is also expected to create hundreds of construction jobs, with a focus on providing workforce training and local employment opportunities. In addition to offering housing options, the Pullman Gateway will also include space for retail businesses, making it a crucial part of the effort to diversify the local economy and foster entrepreneurship.
The Pullman Gateway is strategically located at the entrance of the Pullman National Historical Park, honoring the neighborhood’s industrial history. The Chicago Transit Authority (CTA) is expanding the Red Line by extending it from 95th/Dan Ryan to 130th Street. This 5.5-mile extension will feature four new fully accessible stations at 103rd, 111th, Michigan Avenue, and 130th Streets. Each station will offer multimodal connections, including bus, bike, pedestrian, and park-and-ride facilities, enhancing accessibility and transportation options for commuters. The former Off Track Betting building in Pullman is being leased and renovated by the Chicago Transit Authority to house the Red Line Extension project office, set for completion in 2030. CNI plans to collaborate with local community partners to determine the best use for this site, which will help complete the Pullman Gateway development.
